LAKEWOOD RANCH, Fla. (August 13, 2018) – Neal Communities, southwest Florida’s premier, private homebuilder, sold 95 new homes in July, which brings its year-to-date total to 695.
Last month’s sales noted a more than 10 percent increase from June when the builder sold 83 homes.
“While traditionally southwest Florida real estate sees a decrease in sales and visitor traffic over the summer months, we’ve seen that trend reversed in the past 3 to 5 years,” said Carlos Puente, vice president of sales for the Lakewood Ranch-based builder. “In June, Florida Realtor data also reported rising median prices, fewer days to contract and a continued tight supply of inventory in the resale market, which also fuels our sales success.”
Data from the Florida Realtor Association showed that median home pricing was up by approximately 6 percent this year in Florida and 4 percent in Bradenton and Sarasota, compared to 2017. This appreciation coupled with positive economic factors also helped drive sales of new homes, says Puente.
Neal Communities sold out its popular Manatee County community, Eagle Trace, last month. The Estuary, an intimate enclave community with just 50 homes in northwest Bradenton’s prestigious Palma Sola neighborhood, only has four home sites remaining. The gated and maintenance-included community sits on 53 acres and is surrounded by natural lakes and borders the scenic Robinson Preserve.
Next month the builder will unveil four new models at Silverleaf in Parrish – the Applause, Honor, Liberty 3 and Meadow Brook home designs. Homebuyers can choose from 11 different floor plans, with single-story and two-story plans available. Set amongst mature landscaping and tree-lined streets, homes range in size from 1,305 to 2,731 square feet. The amenity-rich neighborhood also features seven existing models.
In Neal’s south division, encompassing Lee and Collier Counties, the builder sold 22 homes last month. Estero Place in Fort Myers only has one available home left, and four new models are now underway in the Fort Myers community of Verandah.
Neal Signature Homes, the company’s luxury custom home division, had seven sales in July and only two opportunities remain at its popular neighborhood Wildgrass in Sarasota.
